5 Must Knows for Buyers

  • Competition is Fierce: In this real estate market, there's strong competition among buyers. Be prepared for multiple offers on desirable properties, which can drive up prices.

  • Budget Discipline is Crucial: Stick to your budget. Overextending financially can lead to stress and financial strain down the road. It's better to find a home you can comfortably afford.

  • Location Matters Most: The location of your potential home is paramount. Even if the house itself is perfect, a less-than-ideal location can affect your long-term satisfaction and resale value.

  • Market Timing is Tricky: Timing the market perfectly is nearly impossible. Instead of trying to predict market fluctuations, focus on finding a home that suits your needs and budget.

  • Resale Value Matters: Even if you plan to stay in your new home for a long time, consider its resale value. Life circumstances can change, and a well-chosen property can be a good investment.

3 Cold Hard Truths for Sellers

  • First impressions matter. A recent study found that 80 percent of potential buyers know if a home is right for them as soon as they step inside.

  • The longer your home is on the market the lower the sales price. That’s because if your home is on the market for a while, buyers assume that the sale price is overpriced and make lower offers.

  • The longer the buyer delays an offer the lower the offer price. That’s natural because they are unsure if they want to make the offer and/or are hedging their bets between your property and another.

AGENT SPOTLIGHT Q&A

What do you love being a realtor and what do you wish was different?

I love being a realtor because winning for my clients is incredibly rewarding. I understand the significance of buying and selling a home, and the impact a great agent can have on someone's life. It's a big deal, and the intensity of the process is something I thrive on, knowing that not everyone can handle it. As a realtor, I coach my clients, act as their trusted advocate, and have tough conversations—all to help them succeed. Digging into the data to help make informed decisions and guiding my clients through the complexities of the market is a crucial part of what I do.Seeing the outcome and realizing the difference we've made is incredibly fulfilling. I take pride in getting sellers more money, adding value to their homes, and showing them how to save while earning. Crafting new and engaging marketing efforts is part of how we add value and stand out in a competitive market. My professional team and I are dedicated to their success, quarterbacking the entire process from pre-marketing to securing an accepted bid and closing the sale. Many clients seek my strategic advice months or even years before listing their homes, highlighting the trust they place in our expertise. With so many decision-makers involved, including buyers, sellers, in-laws, parents, inspectors, lawyers, mortgage brokers, and title companies, our clients rely on us to guide them through the maze of real estate transactions. We answer their questions, from choosing the right house to navigating the bidding process and even making introductions to neighbors. When the process slows down, it's often the agents who facilitate communication and keep things moving, understanding what truly matters to our clients.Networking with top agents across the country for best practices helps our clients and enriches our team's knowledge. Running a team of top producers, all dedicated to helping people achieve their real estate goals, is incredibly rewarding on multiple fronts. Great agents are skilled negotiators who know how to advocate for their clients and create win-win situations, even in challenging circumstances. Succeeding with buyers, especially in a competitive market, requires a deep understanding of their needs and the ability to act swiftly and strategically. That's what I love about being a realtor—the ability to make a significant difference in people's lives during one of their most important life events.

If I'm being completely transparent, one aspect of being a realtor that I find challenging is the sacrifice of family time. Especially on weekends, it can be tough to balance being present with my family when I feel an obligation to respond to my clients. Buying or selling a home is a significant event in my clients' lives, and I need to be there for them. Unfortunately, this sometimes means that my time with my family is compromised. It's a delicate balance that I continuously strive to manage better. And I hate putting my signs out in the rain☔️
